HomeMy WebLinkAboutresolution.hpc.043-2005 RESOLUTION OF THE ASPEN HISTORIC PRESERVATION COMMISSION (HPC) RECOMMENDING VARIANCES AS PART OF A PUD REVIEW FOR THE PROPERTY LOCATED AT 920/930 MATCHLESS DRIVE, LOT 5, ALPINE ACRES SUBDIVISION, CITY AND TOWNSITE OF ASPEN, COLORADO RESOLUTION NO. 43, SERIES OF 2005 PARCEL ID: 2737-074-22-001 ~... WHEREAS, the applicants, Peter and Chris Dodaro, represented by Kim Raymond Architects, have requested a recommendation from HPC related to their PUD application for the property located at 920/930 Matchless Drive, Lot 5, Alpine Acres Subdivision, City and Townsite of Aspen, Colorado; and WHEREAS, Amy Guthrie, in her staff report dated October 26, 2005, performed an analysis of the request and recommended approval with conditions; and WHEREAS, at their regular meeting on October 26, 2005, the Historic Preservation Commission considered the variance requests and voted in favor of a positive recommendation to the Planning and Zoning Commission and City Council by a vote of 4 to O. NOW, THEREFORE, BE IT RESOLVED: That HPC hereby recommends in favor of variance requests as part of the Planning and Zoning Commission and City Council review of a PUD for the property located at 920/930 Matchless Drive, Lot 5, Alpine Acres Subdivision, City and Townsite of Aspen, Colorado with the following conditions: I) P&Z and Council should amend the PUD to allow for setbacks to be approved as shown on the site plan and dimensional requirements form provided to the HPC by the applicant. Variances are needed for the redevelopment of 930 Matchless Drive, and to legalize 920 Matchless in its current location. 2) If P&Z and Council do not approve the lot split, HPC recommends that the setback variances and FAR bonus still be approved through the PUD process to allow the development represented on the site plan provided to HPC to occur on the existing 16,393 square foot condominiurnized lot. 3) P&Z and Council should empower HPC to grant variances as appropriate for the redevelopment of 920 Matchless Drive when it is brought forward for review. 4) HPC re-affirms their recommendation to grant an FAR bonus for the site.
