Planning and Zoning Commission
March 8, 1966; 8:03 P.M.
Present were: Whitaker, Woodward, Benton, Walls, McEachern.
Chairman Whitaker entertained a motion to approve minutes
of the last meeting of the Planning and Zoning Commission.
Woodward moved to approve minutes of last meeting; Benton
seconded. Motion Carr'ed.
1. Letter from Thurston (Building Inspector) to Luke Anthony
dated March 3, 1966 was read. The letter was concering the
replat of Tony Berumans Subdivision, Alpine Acres Subdivision.
Discussion followed by Mr. Thurston. He advised that we don't
need to wait because the road situation exists at present
and is being used. Thurston felt that Planning and Zoning
shou~d work on the 3 mile statute providing street and road
master plan.
Whitaker suggested that action wait until Jerry Brown is here
in Aspen.
2. Letter from Building Inspector regarding a Restaurant
attached to the greund and connected to the Sanitary Sewer.
He is suggesting a revision in the zoning ordinance.
3. Letter from Crystal Palace regarding off street parking
on small lots in the business district. Whitaker suggested
that the secretary writ a letter to Mr. Mead Metcalf indi-
cating a proposal for parking District is being worked on.
4. Letter from Jerry Brown, dated:lMarch 4, 1966, setting
a date for hisivisitlto Aspen on March 14, 1966 wa.. reaci
He will be here for at least 10 days.
5. Woodward moved that a formal presentation by Leo Daly
Company To the City Planning and Zoning Commission, City
Council, County Planning and Zoning Commission, County
Commissioners, and the Citizens Advisory Committee on
March 16th at 8:00P.M. in County Court HouBe. Seconded by
Benton. Motion carried.
Woodward suggested that a general public meeting could be
held at either the opera house of the Institute if such a
meeting were desired by Mr. Brown. Woodward made a motion
that a public hearing date of March 22, 1966 be set for the
Master ~laa at 8:00 P.M. at the County Court House, in Dis-
trict Court Room. Seconded by Benton. Motion Carried.
Whitaker suggested Plan check committee of Benton and Wood-
ward meet with Metcalf and architect to review Crystal Palace
plans. If the committee feels that a special meeting need
be held, the Planning and Zoning Commission will schedule a
special meeting.
Small lot clause(in supplementary regulations) was discussed
by Mr. Whitaker. Single isolated lot should be restricted
to single family dwellings only and restrict duplexes.
Small lot clause, he said, should be changed. This to be
discussed with Jerry Brown.
Whitaker brought up a suggestion from the Building Inspector
that words ~e i~troduced so that off street parking sp~ces
be used, ma~nta~ned, free~d accessable. Thurston sa~d that

the City Attorney will prepare words for such a revision in
the ordinance.
Benton moved that City Attorney write letters to all peGple
who are not providing parking as shown on their building
plans. Seconded by Woodward. Motion carried.
Building Review:
Butch Clark re-submitted plans for Downtowner Motor Inn
for building review. He showed rev~sed park~ng plan (all
spaces 10' x 20'). Proposed bldg. site: Lots K,L,M,N,O,
P,Q,R,S ~ Block 90, Total parking as revised *
Motion for approving revised plans made by Woodward
showing adequate parking. Seconded by Benton. Motion
carried.
