PLANNING AND ZONING COMMISSION AND BUILDING REVIEW
MINUTES OF MAY 11, 1965 MEETING
Meeting began at 8:15 P.M.
Members present were Chairman Jack Walls, King Woodward and William McEachern
Others Present were William Stevenson, Frank Day, Robert Dagg, Ralph Melville
and Rob Roy
kilding Review:
1. Wallen Ski Lodge Block 35, l:Qts A,B,C Corner of West End and East Hyman
Streets, 16 unit condominium:
All requirements were met except the follow ing:
a. Parking was not adequate because cars do not have proper
access from streets or alley.
b. Second and third floors encroach 5 feet into 10 foot rear set
back. Motion Made by IlIcEachern to reject drawing and have them
resubmitted after proper perking walii shown and setback was
changed. Seconded by Walls. Motion Carried
2. Mr. Frank Day - Roaring Fork Motel Apartments _ Block 40 lots H,I,K.
All requirements were met except the following:
a. Parking spaces are not proper size as shown in drawings.
b. The required parking space of 10 x 20 feet were not met.
McEachern made a motion that drawing be approved subject to changing
existing inadequate parkin& to proper size. Drawings will be resubmitted
to Board. Seconded by Woodward, Motion Carried.
3. Ralph Melville - Mountain Chalet - Block 84, Lot E, All requirements
were met IIXcept the following:
a. Parking spaces are not pl/oper size as shown in drawings.
b. Parking space shows that it goes into city property for
underground parking.
Motion made by McEachern that the drawing be approved subject to changing
parking space to proper size and under grounq parking to proper size and
and parking t.nto City property under Dean Street be approved by the City
Council of Aspen. Seconded by Woodward. Passed
4. Robert Dagg _ Aspen Bliilding and Development Corporation, Bock 37 Lots B, C,
D, E, F, G, H, I. East Aspen Addition. All requirements were met.
Motion was made by McEachellll and Seconded by Woodard that drawngs be
approved by the Board. Motion Passed.
5. Ross Building (C. Clay Davis Architect)
East Hopkins and Hunter Block 99, Lots A and B
For re~iew before the Board for the second time:
Drawing met all requirements.
Motion by King Woodward that drawing!! be approved by the Board because
they met all requirements. Seconded by McEachern. Passed.
6. Arts and Crafts Building Block 88, l:Qts M and N
Motion made by McEachern that drawings be tabled until further investigation
by Building Inspector concerning building buildup- along alley behind
Arts and Crafts Building. Less than 50f, of the block may not encroach in
the present Sley set back. Drawings show no parking. Seconded by Woodward

Other Business:
The Board recommends to the City 1 Council, that the City of Aspen retain
the property in question and that they research all property they own so
that the planner (Leo Da4' Co.) have time to evaluate this area. The
Board agrees that Mr. Benedicts idea of a park in the Ute CeMetery area
is excellent.
A letter fllrOM the city of Aspen was read to the Board requesting the
closing of Center Street between Main and Bleeker. Motion made by Woodward
that Center Street not be closed for any reason. Seconded by McEachern.
So Moved.
