Sir's:
At a meetinr of the Aspen Planning and Zoning Commission,
held '-farch 18th, the appll en tion of Teno' Roncallio for a
buildinr permit for a four-story hotel-motel was discussed.
,As the ~ayor and Council know, both the Planninr and Zoning
Commission and the Board of Adjustment were ry-passed because
~the May 29, 1958 resolution regarding the sugges.~~ leight
of buildings required that the council pass on building heights
i~ excess of 25 feet.

ma1-e some informal suggestions wh<.ch pertain to the noncallio
permit .

to point out that the property in question is on the edge of
the residential district and that many residences predating
the /Coning ordinance would have. the. r view to the South
obstructed.
Althoup,h the following'is not Dertinent to the permit under
discussion. the Planning and Zoninr Commission strongly feels
that it is their duty to the community to protecc t'w community
interest over the interest of private property owners. It
can and will be argued that the cost of property in the tourist
zone necessitates an e7tent:l.on of the suggested 25 l' Jot height
li~it. It:l.s the Compission's view thpt the arbitrary price
placed on lots in the tourist or anyother zone shoulo not be
a consideration. If the appll"ant for a buildinG permit
pleads hardship, that also should not be a consideration.
