~U -- k ' CITY BEASPEN 130 so~h galena~ktreet aspen,*£&1mg**~91611 TO: HPC FROM: John Stanford, Planning Office SUBJECT: Preapplication review of Casey's Restaurant (Formerly Tom Benton Gallery) DATE: October 20, 1977 The former Tom Benton Gallery located on Hyman Street adjacent to the Little Annie's Restaurant will be re- developed as a restaurant-bar. Several alterations to the exterior structure are envisioned to include 1)redesign of the front ground level windows on each side of the entrance to be relocated flush with the second floor facade 2) new windows in the second floor front facade and 3) the extension of the East wall to adequately enclose a new interior fire stair from the upper floors. ---- This building is a unique and interesting contemporary piece of architecture in the Historic District, and as such review of any exterior physical alterations cannot rely on our guidelines as closely as a more conventional structure. Any improvements, however, should respect both the architectural integrity of the building and the Historic District objectives. In this individual situation the historic objectives could be met best perhaps by simply making alterations that do not compete for visual predominance over the nearby historic buildings. Planning Office comments on the preliminary drawings are as follows: 1. Mullions for the new windows on the front facade should be visually compatible (but not necessarily an exact duplication) of the window detailing on the third floor facade which will remain intact. 2. The increase of the size of the concrete block walls on the East and West sides of the building should be painted a color that is com- patible with the predominant exterior materials. (The opportunity exists to develop a super graphic on the East facade. The graphic could enhance the restaurant operation by establishing identity, and it could benefit the historic district by avoiding the large visual expanse of blank space. It should be designed and

Other questions that are not answered by the drawings are a) the design and materials of the entrance door b) changes in landscaping, plans for exterior lighting and signage. The architect will be present to answer these and other questions. Preliminary drawings are in the Planning Office for your review and it is recommended that HPC members become familiar with the appearance of the building as it is now before Tuesday's meeting.
