As noted in. the attached letter of application, this is a request for condo-
miniumization of Irving Biers~ Hunter Square Building at the corner of Hunter
and Main Streets in the C-1 district. The owner will retain 3 residential
units under one ownership, but will separate for purposes of sale the commer-
cial space (a total of 9 units).
The Planning Office has no objection to the conversion other than to specu-
late whether it will have the same kind of displacement impact on current
tenant renters. There is no city policy or even documentation on this matter
at the moment.
Because the residential units will continue as rental units there will not
be any tenant displacement pursuant to Ordinance 53.
The City Engineer stated that the project appeared to have no unusual problems
and recommended conceptual approval, assuming that no changes have occured
in the title policy since 1973. On March 21st, the P & Z recommended approval
of the conceptual review subject to a six month minimum lease restriction
on the res; denti a 1 uni ts.

Dear Karen:
I am writing this letter to explain the requested
condominiumization of the Hunter Square Building.
The Subdivider is requesting that the building be
subdivided into ten (10) units. The size of the units is
as follows:
2 units - 1307 square feet
2 units - 1024 square feet
4 units - 746 square feet
1 unit 927 square feet
1 unit 2785 square feet
The largest unit, 2,785 square feet, is actually three (3)
separate residential units. This will remain residential and
of course, will not by this Application be divided into
separate units. The other nine (9) units are commercial in
nature and will remain so.
