Fred is desirous of subdividing and Fritz is not. Consequently they have decided to separate their interests. At this point it is not known which half each party will take, though it can be decided in short order. The land across Ute Avenue would remain in common ownership, while the balance would be split along the red line and then one half subdivided as shown. It is my understanding that the "Larkin" site was subdivided out sometime ago - probably when the cemete~y land was given to the city. The question is, can we divide the property as divide the half Larkin takes at the same time? questions are these: shown and soo- The additional 1. It has been my understanding that there was sufficient land, including the proposed road and cul-de-sac, to allow fourteen single family dwellings, or twenty-eight duplexes. Frit~ has only shown twelve sites, thinking the private road had to be deducted from the site prior to platting to make the net sites not less than 15,000 square feet each. Is this correct or can the road be included in the computations if we do it as a PUD? ~o 2. Can we combine the units so long as we do not exceed the allowable total under a PUD? tJ13. 00 you think we can put duplexes on the site (or "tri" and "four" plexes where topography might dictate)? Lots 11 and 12 for instance would lend themselves better to clustering mostly on 11 due to the drop off toward the river. Further it might be more desirable to put all the units on the north half back on lots 1 through 3 and the north end of 4 making less visual impact on Ute Avenue. , ""..
