HomeMy WebLinkAboutcoa.lu.su.Park Central West Office ~. ,.- PEN hox v MEMORANDUM TO: Aspen Planning Commission FROM: Planning Staff (HC) RE: Park Central Office Building - Conceptual Subdivision DATE: October 2, 1975 This is a request for conceptual subdivision approval for the Park Central Office Building located on Lots K, L, M, N, and 0 in Block 75 immediately west of their proposed Aspen Savings and Loan Building and the existing Crystal Palace building. The property is zoned 0, Office. The land area for the project is 14,949 square feet with a total building area of 14,980 square feet. The floor area ratio is approximately 1 to 1. The Planning Office has not has sufficient time as of this writing to meet with the applicant to discuss this project. We request tabling of this conceptual subdivision consideration. Park Central Office Buildin~ The Engineering Dept. has no objections with this project. The tabulated data indicates 34 parking spaces required while the sketch plan indicates 44 spaces; the latter is correct, II. Columbine Condominiums The only comment on this sketch plan is that they have shown the zoning west of S.,',Spz.:ing St, as being NC instead of C-l, III. Scott Buildin! This is an existing building which originally was bui t as a medical office and four apart~ ments. The building permit plans include a sheet show- ing a future conversion from medical office to apartments on the first floor. However; since the apartments were not built, I'm not sure whether the alternate scheme was checked for density, Under the alternate scheme there would have been 5 units with 15 bedrooms 1 the current proposal is for 8 units with 16 bedrooms. I feel the density matter should be considered as a planning review.
