SUBJECT: Zoning Classification on Sunny Park and Sunny Park
North subdivisions.
We request the Planning and Zoning Commission to recommend that this
property be classified R-6 residential district or T-touristdistrict for
the following reasons:
1. To conform with the recommendations of the contract planner.
2. To provide additional high density residential sites. The need
for additional high density sites in this community has been proved by
all available data.
3. The classifications requested comport with the desires of the

Gentlemen:
It has been scme time since petition for annexation of the
Su:nn;y- Park Subdivisions was presented to the City of .Aspen and ref-
erred to the City Planning Commission.
1 gather from reading minutes of the Planning Ca=ission that
it may withhold recommendations regarding the petition until it can
determine how Sunny :Park roads may tie in with roads of a lI'.aster Road
Plan for the general area.
A Master road plan for the adjacent East .Aspen Patent area
may take years to draw up due to legal complications.
1 respectfully request the Cowmission to give me some idea of
whether they foresee a delay on this matter of days or months or, in
case of waiting for a Master Road Plan, years.

Co1'1sidering the ta.ots presented by Mr, MoAllister regarding
the advantages of annexation I am oertain the property owners affeoted
would aooept annexation.
However, the Counoil and the C=ission must be aware of the
great need for low oost housing within walking distanoe of town, as
~videnoed by the overflowing Snmggler Trailer Pa~k,
!Cherefore, I ~equest the Counoil and the C=ission to reoom-
mend zoning for the area that pel.'lllits a greater density thau the
present County zoning, name4r, R-6. (!Che same as "Cantrupville"J.
Along with private4r owned lands, the City oould also annex
some land present4r held by it in the area Of the East .Aspen 1'atent.
