No variances for Lot 7, Residence L were given with the original approval granted on 30 September 2005. We are requesting a variance for the Fox Crossing Subdivision to allow the entry door of Residence L on Lot 7. Two variances aze requested from the following Residential Design Standards per Chapter 26.410.040, D (1) and (2) in the City of Aspen Land Use Code: • astreet-oriented entrance • a one-story street facing element The lot design of the Fox Crossing Subdivision respects the topographical constraints of the site rather than imposing a street grid and requiring significant grading. The subject property is a narrow lot (56 x 107) and consists of 6,007 sq. ft. The property is oriented towazd Fox Meadow Park to the west and abuts Race alley to the east. The alley is not improved with sidewalks or dedicated walking paths. Homes along the west side of the alley access their gazages from the alleyway. The alleyway is truly for automotive access, pedestrian activity is oriented towazd the park in this neo-traditional neighborhood. As the subject property does not have a traditional street facade, it is not practical to apply the Building Elements of the Residential Design Standazd "that each residential building has street-facing azchitectural details and elements." Rather, the proposed house for the subject property is oriented towazd the park, considered the front fagade of the building. The front fagade of the building includes a covered master patio (a one-story architectural element approximately 45% of building width) on the western side of the ?. However, it is not safe or practical to have the entry to the home located on the pazk. Therefore, the applicant requests approval to locate the entrance to the home on the northern side of the building along the side setback. This location compliments the entryway to the northerly adjacent home whose entry is also on the side of the building. The variance request to exclude a street oriented entrance is a reasonable request and can be granted without detriment to the overall neo-traditional design qualities of the subdivision, especially when considering the location of the lot and its relationship to the pazk.
