The property is legally described as Lot Q and a portion of Lot R, Block 88, City and Townsite of Aspen. It consists of approximately 3,034 sq. ft. of land. The property is zoned CC and is located in the Commercial Core Historic District. This application is being submitted by Silver Slam Commercial, LLC, a Colorado Limited Liability Company (hereinafter, "the applicant"), the owner of the property. Proof of the ownership of the property is provided by Exhibit #1, the title insurance policy. Authorization for Alan Richman Planning Services and Garfield and Hecht, P.C. to represent the property owner for this application is provided by Exhibit #2. You provided me aPre-Application Conference Summary (see Exhibit #3) which states that the following review procedures are required to condominiumize this property: Condominiumization, pursuant to Section 26.480.090. The pre-application form and the referenced Code section list the required contents of an application for condominiumization. In response to these requirements, the applicant is hereby submitting the attached condominium subdivision plat illustrating the proposed condominium units. It shows that the property would consist of two residential condominium units and a commercial condominium unit. The plat also includes a vicinity map, locating the parcel within the City of Aspen. The requested application fee has also been provided. I believe the above represents the materials required for the Community Development Director and the Community Development Engineer to process this request. Total deposit for review of the application. 2. Proof of ownership. 3. Applicant's name, address and telephone number in a letter signed by the applicant, which also states the name, address and telephone number of the representative. Include street address and legal description of the property. 4. Summary letter explaining the request (existing conditions and proposed uses) and addressing the standards of the Land Use Code sections listed above. 5. An 8 1/2" by 11" vicinity map locating the parcel within the Ciry of Aspen. 6. Old (existing) plat if one exists. 7. Proposed condominium plat from a registered land surveyor. Planner reviews case for completeness and sends plat to the Community Development Engineer for review. The planner will then contact applicant with required changes from the Planning Staff and Community Development Engineer for preparation of the Final Plat. The applicant's surveyor makes the required changes and brings in 2 reproducible mylar copies to the planner with all of the required signatures in place with the exception of the Community Development Director, Community Development Engineer, and Pitkin County Clerk and Recorder. Planner reviews plat for consistency with comments and the Director approves, approves with conditions, or denies application based on consistency with the review criteria and technical considerations. Plat is then signed by Community Development Engineer. City Clerk records the final plat at the County Clerk and Recorder (Fee is $11 for the first page and $10 for each subsequent page, Fee should be submitted in conjunction with submitting the final mylar copies).
