Main, Lots K and L, Block 18, Original Aspen Townsite Zoning: "0" - Office Applicant's Request: The applicant is requesting the approval of a proposed expansion of a conditional use - Sorensen's Danish Antiks. The expansion is to he 536 square feet which is to be exempt from GMP require ments as well as exempt from floor area calculations as the space is "subgrade and will be used for furniture storage. The request for the expansion of the conditional use is made pursuant to Section 24- 3.3 (c) of the Code regarding modification, expan- sions and enlargements of a conditional use. Review Criteria: Section 24- 3.3(_c) states that e a 9 pprovedpconditional use may be modified, structurally unless such changes receive prior approval from P & Z. The approval of an expansion must he reviewed according to the same three criteria considered in the original conditional use approval. The three review criteria, found in Section 24- 3.3(b) of the Code, include the following: 1. Does the proposed use comply with all requirements imposed by the zoning code? 2. Sorensen's Danish Antiks primarily services the local population. Also, the antique furniture sales will not be expanded since only storage space is being added. The storage is to be used in place of storage space that has previously been rented at the Airport Business Center. This space is more than 100% subgrade and is accessed only from the . alley by means of a hydraulic lift and an exterior stairway. It will be suitable only for it's intended use: storage. Each spring, Liz Sorensen and Mary Webster go to Denmark to buy their entire year's inventory of Danish antique furniture etand can accessories. A full year's stock is much more than any r Business hold, so they have been renting storage space at the Airport Center at a cost of more than $6000 a year. This new storage can be constructed at slightly more than one year's rent at the Airport Business Center and solves these problems and concerns: 1. A full year's inventory is unloaded from its container once a year and stored in one location. 2. Reduced truck raffic between the Airport Business Center and town to replace 3. No reduction in onsite parking is necessary by using the the hydraulic lift instead of ramps. 4. No increase in F.A.R. results since subgrade space is excluded. 5. Non - public storage space does not increase the impact of the existing commercial use. Your timely consideration of this application is appreciated. Having reviewed the above application for expansion of a conditional use, and having made a site inspection, the Engineering Department has the following comment: Provided the proposed expansion will be used as storage only, parking would appear to be adequate. We have no particular problems with this application since light and ventilation into the proposed basement space would preclude any use but storage. Main Street, Aspen, of 536 square feet. According to the method of determining floor area as defined in both the Aspen City Code and the 1979 U.B.0 „ the total floor area shown on the drawings submitted for a building permit (#5003) is 740.06 square feet. Please confirm the approval for additional subgrade space to the present structure at 734 W.
