Plat Title - Section 24- 7- 1004.D.1.a(3)(a) requires a plat title that is not similar to any other recorded plat. There is already a plat recorded with the title " Snowbunny Subdivision." 2. Plat Contents - The original plat lacks many of the City Code requirements of Section 24-7 - 1004.D. The final plat must meet those requirements. 3. Parking - The final plat must indicate the parking spaces and identify for which unit the spaces are intended. 4. Driveway - Section 19 -101 of the City Code permits one driveway 18' wide for this lot. However, the Code does not address duplex lots and does provide a mechanism for variations from Code requirements. The lot currently contains two driveways. This appears reasonable for duplexes, but the driveway width (50') of 1283 Snowbunny Lane is vastly greater than permitted by the Code. We have no knowledge of whomever constructed the 50' wide curb cut obtaining a permit from the City. Prior to approving the plat, the curb cut must be brought into conformance by reducing the width to 18', perhaps by installing a fence or removing asphalt and installing landscaping. The width of curb cuts relates to preserving on- street parking and neighborhood character. 1 ■ 5. Work in the Public Right -of -way - Given the continuous problems of unapproved work and development in public rights -of -way adjacent to private property, we advise the applicant as follows: The applicant shall consult city engineering (920 -5088) for design considerations of development within public rights -of -way, parks department (920 -5120) for vegetation species, and shall obtain permits for any work or development, including landscaping, within public rights -of -way from city streets department (920 - 5130). cc: Nick Adeh, City Engineer Joseph R. Galena Street Aspen, Co 81611 To Whom it May Concern: The owners of the duplex located on Lot 13, Block 1, Snowbunny Subdivision, 1283 and 1285 Snowbunny Lane, Aspen, Co, are proposing to condominiumize their property. The following is a description of how this proposal complies with the review standards. The lot of 14,112.3 Sq. Ft. is zoned R -15. The duplex is 2560 Square Feet with a garage 264 Sq. Ft. which is allowed in this zone district on a lot of this size. The parcel currently has a single story, wood frame duplex with a detached single car garage and a large, three car, off -street parking area. We are proposing to delineate the yard into two separate areas, one for each unit, with a common area between the units and around the garage. There are existing sidewalks from the parking area that will serve as boundaries for the common area between the two yards. The other area of common space is that part of the side yard next to the garage, as noted on the site plan. There are, at this time, no plans for any work to be done to the structure itself. The only item that needs to be addressed to bring the entire project up to code, is the off - street parking. The duplex contains six bedrooms total; and there are currently five off - street parking spaces.
