Health Housing Open Space _ Other: FILE STATUS AND LOCATION: ......... __ MEMORANDUM TO: Stan Clauson, City Community Development Director FROM: Kim Johnson, Planner RE: Thompson Duplex Condominiumization - Director Approval DATE: May 19, 1995 SUMMARY: The applicant wishes to condominiumize an existing duplex addressed as 710 Cemetery Lane and 705 Castle Creek Drive (Lot 14, Castle Creek Subdivision). This qualifies as a subdivision exemption to be approved by the Planning Director pursuant to Ordinance 53, 1993. BACKGROUND: Each half of the duplex contains three bedrooms and three bathrooms. One unit is 2,381 square feet with a one car garage. The other unit is approximately 2,000 square feet. Four parking spaces are provided per duplex half. REFERRALS: Planning and Zoning staff have worked with the applicant and the Engineering Department to determine what corrections and additions are needed on the plat. Attached in a "redlined" print of the plat. The areas to address are too numerous to list, so I believe it best to use this drawing as the checklist for the surveyor corrections. Additionally, there are the following conditions for this approval: 1) The applicant shall bring the driveways into compliance with Municipal Codes prior to Engineering's signature on the condominium plat. 2) The applicant shall return two sets of mylars to Engineering fully signed by private parties prior to sign -off by Engineering and Planning. 3) All material representations made by the applicant in the application shall be adhered to and considered conditions of approval, unless otherwise amended by other conditions. 4) The condominium plat shall be recorded in the office of the Pitkin County Clerk and Recorder within 180 days of its approval by the Planning Director. Failure to do so shall render the plat invalid and a new application and approval will be required. RECOMMENDATION: Staff recommends approval of the Thompson Duplex condominiumization at 710 Cemetery Lane /705 Castle Creek Drive (Lot 14, Castle Creek Subdivision) with the conditions listed above and the corrections noted on the redlined draft plat.
