APPLICANT'S REQUEST: The applicant is requesting exemption from
mandatory PUD in order to build a 381 square foot storage and
tool shed attached to an existing parking structure.
ZONING: R- 15(PUD)
APPLICABLE SECTION OF THE MUNICIPAL CODE: Section 24- 8.26(a)(2)
describes "an increase in the overall coverage of structures" as
an amendment to a PUD that the Planning Director does not have
the authority to approve. Exemption from mandatory PUD is
permitted through Section 24 -8.13 if "the Planning and Zoning
Commission shall determine that the proposed development meets
the objectives of planned unit development and therefore compli-
ance with this article is not necessary."
PROBLEM DISCUSSION:
1. Referral Comments: In a memorandum from Elyse Elliott of the
Engineering Department dated May 20, 1987 (attached) it is
stated that they have no problem with this application.
Signature blocks on the plat amendment should include the
Planning and Zoning Commission Chairperson and the City
Engineer.
2. Planning Office Comments: We concur with the Engineering
Department's assessment that no impacts would appear to
result from the shed in the areas of circulation, parking or
access to residences. Visual impacts of the project are
minimal, as the applicant states the shed will match the
existing structure in materials and use of sod roof. Staff
notes that no trees will be removed to accommodate this
addition; therefore, the current landscape plan will not be
significantly altered. Continuation of the sod roof element
will help mitigate the loss of at -grade green space.

Staff believes that this proposal entails a modest change to
the approved planned unit development which is in keeping
with the intent of the City's PUD regulations.
PLANNING OFFICE RECOMMENDATION: The Planning Office recommends
approval of the requested exemption from mandatory PUD for the
construction of a storage and tool shed as represented subject to
the condition that a plat amendment meeting the requirements of
the Engineering Department is recorded with the County Clerk and
Recorder's Office prior to issuance of a building permit.

This letter serves as an application for exemption
from mandatory PUD for the addition of a tool shed to the
Callahan subdivision.
The tool shed is 381.44 square feet and is needed
to store lawnmowers and tractors needed in the day to day
maintenance at the Aspen Club and the townhomes. Tools
and tractors are currently parked in the open, and are
unsightly. By building the shed, this can be eliminated.
The impact to the area will be minimal. The shed
will be built to match the existing structure and once
completed, will not be 'noticeable as an addition.
The existing structure and proposed addition will
have a sod roof which will minimize the impact of diminishing
green space.

We have no problem with the application for a tool shed. This
will not hinder the automotive or pedestrian flow nor will it
adverserly effect the utilities, access or parking.
