RE: Coleman 8040 Green Line Exemption
SUMMARY: The applicant proposes to remodel one unit of a duplex
residence on Ute Avenue. The property is located within the 8040
Greenline Environmental Sensitive Area thus requiring 8040
Greenline review. Staff recommends approval of the 8040 Greenline
Exemption.

APPLICANT: Tom Coleman as represented by Wayne Blanke
LOCATION: Lot 4 , Hoag Subdivision, Aspen
ZONING: R-15 PUD
APPLICANT'S REQUEST: The applicant proposes to enclose hot tub
equipment and provide outdoor storage space for a total of 237 .88
square feet of enclosed space and add 321.57 square feet of deck
area.
STAFF COMMENTS:
8040 Greenline Review - Pursuant to Section 7-503 the expansion,
remodeling of an existing development shall be exempt from 8040
greenline review if the following standards are met:
1. The development does not add more than ten percent to the
floor area of the existing structure or increase the total
amount of square footage of areas of the structure which are
exempt from floor 'area calculations by more than 25%; and
RESPONSE: The proposal adds 6% to';the , floor area of the existing
structure and the deck area adds 8% to the area that is exempt from
floor area calculations.
2 . The development does not require the removal of any tree for
which a permit would be required pursuant to Section 13-76 or
the applicant receives a permit pursuant to said section; and
RESPONSE: No trees will be removed due to the remodel.
3 . The development is located such that it is not affected by any
geologic hazard and will not result in increased erosion and
sedimentation.
RESPONSE: The majority of the remodel occurs on the downhill side
of the residence out of any potential avalanche chutes. The small
storage shed on the rear of the home does not extend beyond the
approved building envelope.
RECOMMENDATION: Staff recommends approval of the 8040 Greenline
Exemption with the following conditions:
1. The new staircase at the rear of the home shall not be extended
beyond the existing stairs and any alteration of the existing
landing for the rear staircase shall not extend beyond it's current
footprint into the 15 ' public trail easement.
