The building's FAR is under the allowed for the site and enclosing the deck will not endanger that ratio. This proposal complies with the exemption criteria Section 7-504 B. The second floor unit is within 100 feet of the Roaring Fork River so it falls within the stream margin review. However , the nature of the addition meets the exemption standards, as required per Section 7-504 Paragraph B as itemized below: 1. The remodel is enclosing a covered 60 square foot deck with exterior walls and is already included in the floor area of the unit. The existing unit size is 1,139 square feet including the new deck. 2. No trees or vegetation will be involved. 3. Remodel will be within the perimeter of the existing building. 4 .
