Project Description: p The proposed project is a second level addition to the existing single story portion of the Sanderson building abutting the Hyman Street property line of Lots M & N; Block 88. The addition comprises 940 square feet of space to be used for retail (clothing store) purposes. This use is exempt from review under the Excepted Uses and Review Criteria for the CENTRAL AREA. The proposed addition has been reviewed and approved by the Aspen Board of Zoning Adjustment. Lot & Yard Requirements; Building Height The addition conforms to the Lot and Yard requirements of the ex- 1 isting building as per the approval of the Board of Zoning Adjustment. The total height of the building with the addition will be 19 feet above sidewalk level. This is lower in height than the remaining three level portion of the Sanderson building and does not create any ad- ,- -, ditional height to the overall building mass. Off Street Parking The present Sanderson Building has 5 parking spaces conforming to city requirements. As per the determination of the City Planning Office 2 additional spaces will be required to accomodate the building addition. Birkwood Associates agree to purchase the additionally re- quired parking spaces from the city.
