New pool is 9700 sq ft of pool are modifications. We will be calculating the overall coverage of the original and then as proposed per 26.445.100.B2. A quick visual guess looking at the plat indicates the increase may be close to the 3%, but of course we will use the scale drawing and accurate measurements to determine the actual numbers. I did not see any measurements indicating the original coverage, did you? The original recorded plat just needs to be updated. You can amend page 2 of 4 and make the necessary changes to reflect the amendments. a) Add a title reflecting the name: First Amendment of the Iselin Park Planned Unit Development b) Add a purpose statement under the title. c) Add the pool facility and the decking to scale on the diagram that depicts the site plan. d) Add signature blocks for: - The Title Company - The Community Development Director - The City Engineer - The Clerk and Recorder - Surveyor's Certificate 2) The only calculation we need to verify on the list of qualifications for an insubstantial amendment is 26.445.100 (A) (2) regarding the increase in site coverage. There are two items I noticed that will need additional information/clarification. 1) Review Criteria 26.445.100 A.2.—You need to provide an actual calculation of what the current coverage of structures on the ground is and what the increase will be with the pool installation. A pool counts as structure. 2) Your draft plat that will be recorded, needs a lot of changes. Without a plat that meets our recording requirements, we will not be able to approve the application. The pool will operate during the summer swim season however the hot tubs will operate year around. The City of Aspen will do most of the excavation, landscape, irrigation and site restoration work. There will be pool interior lights and maybe exterior lighting designed by the Parks Department but there will be no exterior lighting installed with the construction contract. This swimming pool meets the same land use for the Aspen Recreation Center as was originally planned and all circulation both pedestrian and vehicular is included in the original Master Plan work. The ARC included in it building construction the necessary accommodations to permit the piping and plumbing additions for the pool so no building work inside of the structure is necessary but rather is placed were it was designed to be placed. The site drainage for the project and area of the new outdoor pools was designed for in the original ARC development plans and other'than a detailed drain and piping system around the pool the water drains to the same facilities as planned. 33. Ordinance No. 6 of Series 2001 does not discuss an outdoor pool, nor does the recoded plat, however the land use application for the ARC approved by Council showed a pool. The recorded plat does not show an outdoor pool. To memorialize the outdoor pool as part of the PUD an amended final plat needs to be recorded. In the PUD documented plans dated November 15, 2000, sheet Ll-0 includes an outdoor-swimming pool in a location that is consistent with the present proposal. Pursuant to axeview of Resolution No. 32, Series of 2001 covenants and conditions and restrictions for Iselin Park,the ARC Outdoor Swimming pool as proposed is in compliance with this resolution.
