This enclosure will add an additional 48 square feet to both Townhouse units, This request stems from the fact that this property has no yard space. The existing easement on the East side of the property has allowed for increased density along the rivers edge, and will soon be access to the East Hopkins Housing prnject which will further add congestion and hardship. An additional hardship is the construction of a new townhouse to the immediate West of this property. This new structure because of its size and location, has decreased the amount of natural light within the unit. This requires the owner to use light fixtures during the daytime when the space is occupied. The Getz family is the original owner of unit 1016. It is their intention that this unit remain in the family for their personal use, and not to be used as a rental unit. It is a place used only by family members. The Grossblatts have purchased unit 1018 several years ago. They presently reside in their unit eight months of the year, and it is their intention to retire her and be residents year round. They also consider this address as their primary residence and have no intentions of renting their unit. This greenhouse will be completely glass, and enclose the existing deck. There will be no structural modifications to the building to accommodate this, and the exterior appearance should remain very much the same. The greenhouse will be fastened to a wall which will resemble the existing solid handrail. The owners are specifically requesting that if this request is granted, the present exterior appearance needs to maintain its present character.
