As one of the first to build in the Office Zone under the 25% open space requirement and the three parking spaces per 1000 square feet of office space I'm quite enthusiastic about all future projects meeting the zoning requirements. However, the subject case, with construction and parking built prior to the current ordinance, is not asking for an increase in density or a change in use. They are doing an extensive remodel with what appears to be a new roof and a gutting of the rooms. The adding of a hot tub negligibly impacts open space (1.6%) and would seem to add to the ambiance of the Snowflake and what the 1980's lodge guest demands.
