CO 81611 Dear Frank: This, letter is in response to your request of July 17, 1986 to interpret the intent of the definition of duplex in Section 24- 3.1 (f) (2) of the l'lunici pal Code. The concept of requiring a comon wall between the t\W dwelling units of a duplex is to achieve greater conpaction of bulk and a reduction in cluttering of structures within predominantly single-family and duplex neighborhoods. The result of this requirement, to my understanding, should be a reduction in the perceived bulk of the structure and intensity of use of the site. Any specific interpretation of the Code requirement is under the authority of the Zoning Official.
