The request is being made due to the fact that a portion of the existing house and carport presently encroach into the building setback 1 ine along the northern side of the bui lding. (See enclosed improvement survey). The bui lding wall and roof overhang intrude into this setback by four (4) to five (5) feet. The present size of the carport is house two large fami ly cars and the open front is not high enough to install a garage door. inadequate to of the carport Therefore, the Woods propose to use the existing roof overhang and follow the 1 ine of the bui lding to increase the size of the garage. By utilizing the existing 2'-0" roof overhang along toe north side of the house, the garage can be increased to a recommended width of approximately 20'-6". By utilizing two existing wing walls along the ease (entry) side of the garage, the space can be increased to 22'-6". The final dimensions of the new garage allow for adequate storage of two family cars. The house on the adjacent property is located approximately 70 feet to the northwest of the Woods' residence.
