CORNER SETBACK My wife and I have been employed in this town for the last fifteen years. For the past five years. we. ourselves. have worked and built our house. With retiring parents who spend a great deal of time with us and future enlargement of our own family. it has made us realize the need for additional room. Because our property is a triangular shape. it has left us with only one real feasible way of expansion. We feel that what has already been built in terms of design. fenCing, and landscaping has been beneficial to the upgrading of this present neighbor- hood and would like to continue along these lines. Under our current plans ~for expansion. our N.E. corner of the proposed new addition is an encroachment to the city's existing setback rules. We feel in order to maintain the original building design and outward appearance of the new addition, this N.E. corner is necessary. To change our current plans. the proposed addition would have to be constructed on an angle which would entail many new construction problems such as; design continuity, roofing problems, and a much hip'her financial cost. We also feel that the new addition ..-ill not obstruct the views of our neighbors or anyone using the road. Due to the Gibson Avenue Easement and the Smuggler Racquet Club Easement. ou~ property is divided into two parcels. Besides the parcel across the street which consists of 1131 sq. ft. and now is being used as parking and a landscaped green area, we also have two adjacent parking spaces with the house. We feel that not only is this ample off-street parking but still leaves an open green space for the entire neighborhood to benefit by. We are circulating this letter plus an imp~ovement survey showing the area of encroachment to our surrounding neighbors which we can contact now. Attached are their comments and suggestions. In addition, we have sent a copy of this letter to neighbors which cannot be immediately reached, asking for comments in return. Galena Street Aspen, CO. 81611 Dear sirs: We have reviewed Bob and Jane Jarrett's building plans for the addition to their home on Gibson Avenue. We see no problems in allowing the Jarretts to extend their addition into the city setback area. We would like to see the parking area across the street from the Jarrett house landscaped and permission allowed to build a fence to block the Smuggler trailer court. We would also like to see all parking on the west end of the house, if possible. Bob Jarrett has a history of very aesthetic building which is evidenced by the quality of his home on Gibson Avenue.
