L : .',"L ./ i,,' ~\~\11 17 CORRECTION NOTICE On Case No. 79-2, Copland Hagman Yaw Ltd., to be heard before the Board of Adjustment on February 22, 1979, the variance is requested on Lot ~, Creektree Subdivision. Further questions should be referred to the City Clerk's Office, 925-2020 ext 229, during normal business hours. Copland Hagman Veld Architects PO Box 2736 Aspen COlorad011 303 925 2867 17 January 1979 To the Members of the Board of Zoning Adjustment The Creektree condominiums, a 4-unit project presently under construction, were originally designed to a max- imum allowed F.A.R. of 2285 sq.f.t per unit. To stay within this limit, it was required to cut back the overhang over the front door entry deck a distance of approximately 5 ft. as area under overhangs is in- cluded within gross square footage calculations. The accompanying drawing illustrates this. It is being requested to extend the overhang back to original location over the front deck to prevent a dangerous condition, i.e., snow from the sloping roof will fall on the stairs below, instead of the flat area of the walk. As well as being planned originally to cover the stairs as explained, the roof overhang as originally designed is stronger visually in an architec- tural sense. Additionally, this area will not be enclosed at any future time and, should it be so desired, can be convenented to preclude enclosure. Thank you for your consideration.
