NOTICE OF PUBLIC HEARING

BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Offi~ial Code of Aspen of June 25, 1962, as amend-
ed, a public hearing will be held in the Council Room, City Hall,
Aspen, Colorado, (or at such other place as the meeting may be
then adjourned) to consider an application filed with the said
Board of Adjustment requesting authority for variance from the
provisions of the Zoning Resolution, Title XI, Official Code of
Aspen. All persons affected by the proposed variance are invited
to appear and state their views, protests or objections. If you
cannot appear personally at such meeting, then you are urged to
state your views by letter, particularly if you have objection to
such variance, as the Board of Adjustment will give serious con-
sideration to the opinions of surrounding property owners and
others affected in deciding whether to grant or deny the request
for variance.

Re:
Dear Mrs. Hubbard:
I understand that your Board has received a request for
variance for the Redwood Lodge property wherein density would
be increased from the present five units to eight units. I
am opposed to this variance request for the following reasons:
1. Although the current land use is not conforming with
the current land zoning for the Redwood Lodge for R-PC-15,
I feel that additional apartments would be in violation
of the intent of the residential zoning in this neighbor-
hood and would establish a precedent whereby other lot
owners in the area could successfully file for variances
or zoning changes to AR-l or AR-2, thus opening up the
entire area to future non-residential use.
2. Essentially all land in the city and county east of
the Roaring Fork River is residential in nature and the
river has formed a natural barrier delineating this area
from the AR-l district west of the river. As a property
owner in the AR-l district, I would like to see this
concept continued.
