PROPERTY DESCRIPTION(see instructions) Property is a single-family Victorian style residence. It is approximately 2500 sq ft and consists of 3 bedrooms, 3.5 baths with a detached 1 bedroom ADU(approx.430 sq ft). The structure has wood siding and shingle roof, a front porch, and 3 double hung windows on the north side of the property. The second floor has 1 window on the north side of the building. Egress for basement rooms exist on the east and west side of the property. The exterior of the house is decent with north-side siding water damage due to inadequate downspouts. The condition of the siding and exterior trim is decent to in-need-of-paint/repair. The interior of the house consists of 3 floors, including a basement.The first floor has an open floor plan and contains much built-in, custom cabinetry(office, living room and kitchen), several windows plus a half bath. Much of the first floor cabinetry is older and warn. There is a transition room at the back door.The back door of the property opens to a deck and a back yard with southern exposure and a detached garage ADU towards the rear of the property. I did a preliminary look at your application. There are some things that I don't think are going to qualify for credits. The credits are for work that prolongs the life and use of the historic building. Typically that means primary finishes on the interior and exterior of the historic structure only. No basement level (new construction), no work outside the historic envelope. I have been told by the State that the tax credit is generally applied to necessary repairs or replacements, not changes for cosmetic reasons. The items you list which are most appropriate for credit are: Roof and exterior First floor living room drywall Trim/molding Hardwood floor repair Wood beam repair House painting The items you list which may not be eligible for tax credit are below. From what I can tell, these are cosmetic improvements and/or located outside of the original historic envelope. Some of the work that you did should have had historic preservation approval in advance. The building permit you submitted was marked as interior work only, so it was not sent across my desk. Because the property is landmarked, re- roofing,guiters and exterior lights need to be reviewed. I went by your house briefly this morning. The asphalt roof is fine. Typically, we do not allow copper gutters because the material is out of character with most of the modest houses here. Walkway lights are also limited in front of Victorians, and the ones you installed are quite modern and probably would not have been approved in front. I'm going to be out of town for a couple of days, but we can discuss on Friday or next week and get both the tax credit application and the exterior work back on track.
