GREGORY S. BOELENS
Vice Chairman Charlie Paterson called meeting to order at 4: 00pm.
Answering roll call were Ron Erickson, Josephine Mann, Anne
Austin, Rick Head, and Charlie Paterson.
Charlie then read into record letter from Mrs. Kathleen L. Smith,
and Walter B. Smith, Jr. stating their objections to the granting
of this variance. (attached in record)
He then read into the record a letter from Bill Loushin stating
he had no objections to the granting of this variance request.

Gregory Boelens: I really don't have much to say. Per this
Board's suggestion notice on page #2 we have recessed the second
floor in 2ft to bring it under the code to the east. And on the
west side the front of the building facing Hyman which has the
most visible impacts has been recessed 4ft with the back left
lining up over the existing walls to allow for added bedroom
space on the second floor and the stairwell.
Ron: How can you go 31ft high?
Boelens: It is 25ft to the mid point of your sloped roof.
Ron: How many total square feet are you adding to the--I think
last week you said the footprint was 1,220. You had a total of
2,200sgft. What do you have now?
Boelens: Well, we took off 94sgft on the east side and 64sgft on
the west side.
Glen Rappaport, Arch: It is about 150sgft less.
With the front end bumped in it reduces the mass of the building
from the street.
Rick: I think this is a far superior design. And we don't get
into the business of design but this, to me, and I am into
victorian, is a much better design than the last one. And I
applaud you for your efforts.
Boelens: We appreciate your suggestions. This is workable.
Rick: I am curious to know how you did the work to support that
second story.

Rappaport: We have ideas of what we can do but they haven't been
drawn up. Obviously we are waiting to see if we get the OK.
Rick: I am in favor of moving on this quickly, myself.
Anne: So am I.
Bill Drueding, Zoning: The maximum height is 25ft to the mid
point and then you get 5ft to the ridge. This rendering here is
incorrect. We are not approving this as the rendering.
Rappaport: Right.
Anne: But it is workable.
Drueding: Yes. He just has to drop that floor down.
Rappaport: Everything goes down a foot and--
Drueding: Let me make one thing clear. The maximum is not 30ft.
The maximum height is 25ft to the mid point between the ridge and
the eve. And then you can get another 5ft to a maximum 30 to the
ridge. But your maximum height is 25ft to the mid point. Then
you are allowed 5ft to extend above that.
Ron: So if we were to grant a minimum variance we have to word
the variance in such a way that it give specific square footage
easement or square foot variance because these drawings really
are not for real.
Rick: I disagree. I think we can submit this as a specimen as
to what we have approved in principle. The numbers may change
here but in principle this is the elevation that we want.
Charlie: We talked about the setback. That is all we are being
asked for.
Ron: Do we know how many square feet on the west side we are
asked for in this drawing?
Lots of people talking everywhere.
MOTION
Ron: I make a motion to grant a variance of not to exceed
130sgft second floor west side of the building only.
Rick seconded the motion.

Ron: I amend my motion to include that 4ft encroachment at the
west side over existing footprint as shown in the drawings.
Rick amended the second to the motion.
Roll call vote: Ron, yes, Rick, yes, Anne, yes, Josephine, yes,
Charlie, yes.
Variance granted unanimously.
Rick made a motion to adjourn.
Anne seconded the motion with all in favor.
