Planned Unit Development/Subdvision, various documents of record and the -found Survey monuments, as shown. 5) BASIS OF ELEVATION: A Iocal project benchmark elevation of 7767.76' on the southerly -most angle point On the building envelope for Lot 9, a found rebar and cap stamped L.S. #28643, as shown on this sheet. This elevation was established from GPS observation and based upon the NAVD 88 elevation of 7720.88' on NGS Station S-159. Contour interval is one foot. 6) This survey does not constitute a title search by Sopris Engineering, LLC (SE) to determine ownership or easements of record. For all information regarding easements, rights -of -way and /or title of record, SE relied upon the items outlined in Note 4 and the title commitment prepared by Attorneys Title Insurance of Aspen LLC under Commitment No.19004174, Dated July 17, 2019. 7) U Indicates found or set rebar and plastic cap stamped L.S. #28643, unless otherwise noted. 8) The underground utilities, shown hereon, were provided to SE' by Austin Lawrence Partners. No underground utility locates' -were completed by SE for this Plat. The locations of underground utilities have been plotted based on utility maps, construction/design plans, other information provided by utility companies or contractors and actual field locations in some instances. These utilities, as shown, may not represent actual field conditions. It is the responsibility of the contractor to contact all utility companies for field location of utilities prior to construction. 9) A view plane restriction is imposed on Lot 9, Stage Road PUD/Subdivision, as set,forth on Sheet 8 of the Final Plat and re -instated on Sheet 14 of the Supplemental Plat thereof. No rooms, decks or lighting constructed on these lots shall extend above the height of the view line set forth on said Final Plat as Amended. Prior to construction on any such lot, a site specific analysis by a certified surveyor or engineer shall be provided to the City of Aspen building department certifying that the proposed construction of rooms, decks or lighting does not extend above the view line established for such lot. (See sheet 2 of 2) 10) Per Sheet 17 of the First Supplement to the Final Plat of Stage Road (Trails Plan), the use and maintenance of access to River Loop Trail and F2 trails from individual lots is both the benefit and the responsibility of individual lot owners. The maintenance of River Loop Trail, as shown on Sheet 2, is the responsibility of the Stage Road Homeowners Association. This is mown grass and the location may change from time to time. 11) Lot 9, Stage Road is subject to the terms and conditions of Section 5.6.2 of the Amended and Restated Declaration for irrigation easements governing access and operations for common irrigation facilities. Schematic locations of said irrigation facilities are shown on Sheet 16 of said First Supplement to the Final Plat of Stage Road (Irrigation Plan). 12) Per Sheet 15 of said First Supplement to the Final Plat of Stage Road (Landscape Plan), existing landscaping along Coach Road, as shown on said Sheet 15, is to be maintained by the Stage Road Homeowners Association. Maintenance for other landscaping, along lot lines and within lots, whether installed by the Homeowners Association or by the individual lot owners, is to be the responsibility of individual lot owners. 13) The linear unit used in the preparation of this plat is the U.S. Survey Foot as defined by the United States Department of Commerce, National Institute of Standards and Technology. 14) Based solely upon the Flood Insurance Rate Maps (Community Panel Nos. 08097CO201 C and 08097CO203 C,. dated June 4, 1987) prepared by the Federal Emergency Management Agency, the subject property is designated as Zone X area determined to be, outside the 500-year flood plain. - 15) Sopris Engineering LLC will not be responsible for any changes made to this document after it leaves our possession.
