4. Basis of bearings: Bearings shown hereon are relative to a bearing of N14'50'49"E between a rebar and cap, LS # 28643 found at the
southwest property corner and a rebar and illegible cap found at the north end of the curve at the west property line, as more fully
depicted hereon.
5. This plat is based on prior platsrecorded in Plat Book 93 at Page 56, in Plat Book 61 at Page 19, and in Plat Book 13 at Page 83, all of
the Pitkin County Records.
6. The property shown hereon is subject to all easements, rights -of -ways, building setbacks or other restrictions of record, as such items may
