AN ORDINANCE APPROVING THE PURCHASE AND SALE TRANSACTION FOR THE
CITY-OWNED CASTLE RIDGE EMPLOYEE HOUSING PROJECT, PURSUANT TO THAT
CERTAIN AGREEMENT FOR PURCHASE AND SALE OF REAL PROPERTY BETWEEN
THE CITY OF ASPEN AND WILLIAM LONDOFF.
WHEREAS, the City of Aspen, Colorado, owns the employee
housing project known as the Castle Ridge Apartments; and
WHEREAS, the electors of the City of Aspen did at the special
election of June 15, 1982, authorize the City Council to enter
into an agreement to sell said project; and
WHEREAS, a contract for the purchase and sale transaction for
said project has been tendered by an offeror which contract pro-
vides total payments to the City for the purchase of
$4,475,000.00, plus a commitment to provide $200,000.00 in land-
scaping and related improvements to the project and a long term
deed-restriction of all the apartments to employee housing;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ASPEN, COLORADO:
Section 1
That certain "Agreement for the Purchase and Sale of Real
Estate" for the Castle Ridge Apartments, between the City of
Aspen, Colorado and William Londoff, a copy of which is attached
hereto as Exhibit "A" and incorporated herein by this reference,
be and is hereby approved and the Mayor is hereby authorized and
directed to execute the necessary documents, subject to said
documents being approved as to form by the City Attorney and the
City Manager, to complete the transactions described in the
Agreement.
Section 2
If any subsection, sentence, clause, phrase or portion of
this ordinance is for any reason held invalid or unconstitutional

by any court of competent jurisdiction, such portion shall be
deemed a separate, distinct and independent provision and such
holding shall not affect the validity of the remaining portions
thereof.
Section 3 Public Hearing.
A public hearing on the ordinance shall be held on the~
