Insubstantial Amendment to a Planned Development
Please find attached document submission for the remodel of the existing ski concierge in The Little Nell Hotel.
This project is located at 675 E. Durant Avenue.
Aspen Skiing Company owns and operates the ski concierge in The Little Nell Hotel at the base of Aspen
Mountain. We have found that the facility is not large enough to accommodate the demand for storage
generated by Guests of the hotel as well as Guests of the Mountain. This project will allow us to install an
electric boot dryer which will accommodate 300 pairs of boots each night. By adding the boot dryer we will
in-turn create more space for an additional bench and storage above for helmets, goggles etc.
This request does not change the use or character of the development.
This request is consistent with the conditions and representations in the projects original approval and is an
insubstantial change.
This request does not require granting a variation from the projects allowed use and does not request an
increase in the allowed height or floor area.
The proposed changes represent an insubstantial change.
Applicant does not have any pending amendments.

DESCRIPTION: The subject property is on Lot 1 of the Little Nell Subdivision and Planned
Development. This planned development lies within both the Commercial Core and Conservation
zone districts. The proposed project is completely within the Conservation zone district and is
therefore not subject to Ordinance No. 7, Series 2016 (the moratorium). The scope of the project is for
a remodel within the ski concierge at Little Nell Hotel.. The project proposes to expand the ski concierge
area into a portion of an adjacent lodge room (Room# 33). This minor reconfiguration of interior space is
primarily to accommodate expanded ski boot and other storage, provide additional bench seating and
improve lighting and interior finishes.
An insubstantial amendment to an approved Planned Development Review may be administratively
authorized by the Community Development Director if the proposed changes meet the criteria outlined in
Section 26.445.110[A][1-5]. The applicant shall address these criteria as part of the application.
