Comments: ~ MEMORANDUM To: Madhu From: J ames Lindt, PlannerGl.- Date: December 19,2003 Re: Christiana Condominium Map- Community Development Department's Comments Please make the following changes to the draft condominium map that you submitted for reView: 1. Indicate snow and trash storage location. Trash has to be kept in bear-proof containers per the Municipal Code. 2. Amend Plat Title on every sheet to read "Condominium Plat of Phase I Christiana Aspen Condominiums". 3. Include a note on the plat stating that the lodge units may not be occupied by an owner for more than six (6) months per year pursuant to the City of Aspen Land Use Code. 4. In the basement of the lodge building, it appears that the area that is supposed to be storage (per the building permit plans) has been labeled as an office and a bathroom. Please label these as storage or submit a building permit change order and PUD amendment application. 5. On the site plan, please label the Callahan Cabin as a deed-restricted AH unit per the PUD approvals. 6. On the site plan, please label three of the future parking spaces to be accessed off the alley as being designated for the on-site affordable housing per the PUD approvals. 7. Obtain all signatures with the exception of the City Community Development Director, Community Development Engineer, and Pitkin County Clerk and Recorder prior to submitting mylars to Community Development Department. Additionally, please submit a recording fee of $11 for the first sheet and $10 for each additional sheet to be recorded with the Mylars that is payable to the Pitkin County Clerk and Recorder's Office. ~ Good Morning Madhu, here are the changes to the Christiana Condo Map that was sent to you this morning. SHEET 1 1 The decks on the lodge building on the west side has changed to show two L.C.E. decks for unit A20I. SHEETS 2, 3, 4, 9, and 10 1 The lines for the party walls have been extended to the exterior wall for clarity. SHEET 3 1 The shower stall in unit A203 has been modified to reflect the future construction. 2 The decks on the west side ofthe Lodge have been Labeled "WOOD DECK L.C.E. UNIT A201". 3. Label the party wall on the deck between the elevator and the building. SHEET 5 - Not modified SHEET 6 1 Removed "UNIT A201" from the "MECHANICAL CHASE G.C.E." SHEET 7 1 Removed "UNIT A202" from the "MECHANICAL CHASE G.C.E." SHEET 8 1 Extended party wall between units A203 and A204. SHHETI0 1 Modified hatching on north decks of units B201 and B202 to match hatching on south decks. SHEET 11 1 Clean up mystery lines.
