BELOW IS AN EXCERPT FROM AN EMAIL THAT WAS THE LAST CORRESPONDENCE WITH JOSH AND JUSTIN: "JOSH AND JUSTIN- PLEASE SEE ATTACHED FOR REVISED DRAWING FOR THE CROP OFF AT THE FRONT OF THE HOTEL JEROME. ROGER NEAL STATED THAT HE SPOKE WITH JOSH TO MODIFY THE VEHICLES TO 6'--2" AND THE DOORS TO THE 3'-2". HE FURTHER ADJUSTED THE FACE OF THE CURB TO BE 18" OFF THE POSTS, THIS MOVES THE FACE OF THE CURB BACK 3.8' AND PROVIDES US WITH ABOUT 9" TO SPARE WITH THE DOOR OPEN." HOLDING TO THOSE DIMENSIONS WE HAVE ONLY MADE ADJUSTMENTS TO THE MILL STREET TIE-IN AND ADDED A HANDICAP RAMP TO THE EAST SIDE OF THE DROP OFF AREA. THIS WAS TO KEEP THE SLOPE IN FRONT OF THE HOTEL JEROME FROM BECOMING TOO STEEP ALONG THE CROSS SLOPE. WITH THE BUMPED PROPOSED FLOWLINE LOCATION, A RAMP ACROSS FROM THE ENTRANCE WOULD REQUIRE A SLOPE OF 8.3% FROM THE FLOWLINE TO THE DOOR. WE ADDED A 6" CURB RIGHT IN FRONT OF THE HOTEL WHICH GETS THE CROSS SLOPE TO ABOUT WHAT THE CURRENT SLOPE IS AT (I.E. THIS REQUIRED THE ADDITION OF THE HANDICAP RAMP TO THE EAST END OF THE PULL OUT. THE STANDARD PROVIDFD BY THE ANSI CODE A117.1 CODE FOR "ACCESSIBLE AND USABLE WIDTH BUILDING AND FACILITIES" REQUIRES A PEDESTRIAN LOADING ZONE ACCESS AISLE WIDTH OF 60" PROVIDED ON THE PASSENGER SIOE AND A VEHICULAR PULL-UP SPACE WIDTH OF 96'. THIS ADDS UP TO A MINIMUM TOTAL WIDTH OF 156" (13) FROM CURB FACE TO THE LANE LINE. THE MAXIMUM SPACE WE COULD PROVIDE DUE TO LIMITATIONS FROM COOT IS 10.3'. THIS IS AN IMPROVEMENT TO THE EXISTING SPACE PROVIDED FOR PARALLEL PARKING OF 6,7% WE ARE PROPOSING THAT A HANDICAP VAN WOULD BE ABLE TO PULL UP TO THE CURB TO ALLOW A RAMP FROM THE VAN TO THE SIDEWALK ON THE PASSENGER SIDE OF THE VEHICLE. FOR THE DRIVER SIDE OF THE VEHICLE SPOT WOULD BE THE 1ST SPOT AND ACCESS TO THE RAMP WOULD BE ALONG THE 3.0' STRIPED LANE ALONG THE SOUTH SIDE OF THE VEHICLE TO THE RAMP. WE BELIEVE THAT THESE PROPOSED CHANGES ARE SIGNIFICANT IMPROVEMENTS TO WHAT CURRENTLY EXISTS AND WILL PROVIDE A MUCH SAFER DROP OFF AREA. These changes include alterations based on continuing meetings and input fi•om the City of Aspen Engineering Staff, 1, The courtyard storm drainage piping has been altered to accommodate a new landscaping plan provided by Design Workshop. 2, The replacement of the existing drywell in the courtyard to stay outside the proposed spa. The new drywell will be located in an area west of the spa. This drywell will be designed to match the original intent existing drywell design but will not be as deep as the existing drywell. A small volume of WQCV storage will be provided below the invert pipe from the hotel roof drain collector pipe and the overflow path will continue to be back through the collector pipe under the basement floor to the proposed WQCV treatment vault under the trash compactor off the northeast corner of the hotel. 3. A revision to the proposed WQCV treatment vault under the trash compactor to treat the existing roof areas and trench drains. The previous submittal did not have a clear picture how the older portion of the hotel is directed. It appears that this portion of the hotel drains straight to the City storm sewer historically and the City Engineering Department is asking that this roof be treated prior to discharging into the City storm sewer system. The roof drain collector pipe from the older portions of the hotel will be intercepted and directed into this treatment vault. The new vault will be sized for the WQCV of all of the roof area of the Hotel Jerome. This includes the entire WQCV required from the drywell discussed above in item #2, 4. The revised curb returns at the intersection of Mill Street/Main Street and Mill Street/Bleeker Street to match the future City Mill street improvement project. 5, The streetscape plan of Mill Street designed by JR Engineering for the City of Aspen ("Mill Street Complete Street" dated 3126115) has been added to the plans and the improvements on the west side of Mill Street along the hotel is now reflected as part of the scope of work for this project. 6. Additional concrete replacement to accommodate a new snowmelt system along Main Street, Mill Street, and Bleeker Street. The site plan is now also reflecting the location of snow storage for the property. 7. The replacement of an existing storm sewer pipe up to an existing manhole to the north of the property across Bleeker Street. This section of pipe must be replaced and lowered in order to provide the WQCV treatment vault necessary for the property. This will also require a portion of asphalt patching with Bleeper Street and Mill Street in install the pipe. 8. The replacement of a curb inlet at the southwest corner of Bleeker Street and Mill Street to provide the depth necessary and match the new location of the curb return. 9. The relocation of transformers, gas meters, electrical panels, telephone pedestals, etc. in the alley. 10. The proposal to have a portion of the City of Aspen alley R.O.W. vacated to become part of the Aspen Times -Hotel Jerome property to include utility revisions benefiting the Hotel Jerome and Aspen Times buildings. A proposed subdivision plat has also been prepared to reflect the new boundaries of the property to include this portion of the alley. 11. A revision to the existing sewer line within the alley to accommodate the new Aspen Times sewer service. 12, Added grading and handicap access ramp at loading drop-off area in front of hotel and incorporated the new streetscape plans prepared by Design Workshop. 13, Added repaving a portion of the alley due to the utility work to be performed.
