DESIGN REVIEW APPEAL BOARD
The applicant for this variance is Brad Zanin, a young man born and raised
in Aspen who has finally realized his dream of bringing his wife back to
Aspen to live and work.
The proposed addition to the duplex located at 765 Cemetery Lane, Lot 3,
Block lA, is for a total of 732 sq. ft. plus another I-car garage. The
present duplex has 1,520 sq. ft. with I-car garage for each unit.
This duplex was built 22 years ago and has been continuously rented to
local employees - most often to Aspen School District school teachers.
To meet the design standards required by Section 7-304 . I. Building
Orientation, section b. 1.a:
The new entrance to the duplex is located facing the street but set
back 20 ft. There are windows located on each side of the door. There
are no principal windQws facing the street as the view is to the back of
the lot facing the Aspen Golf Course and Pryamid Peak. The addition that
contains the new front door is an entry and dining room. The proposed
plans call for a bedroom over the dining room and also over the new
garage. These additions make for a slightly larger unit for a young couple
planning on a family.
Section 7-304. Residential Deisng Standards, 1. Building Orientation, C,:
The new addition is 10 feet wider than the new garage addition but the
garage still faces the street as do all the homes with garages on both
sides of the street where the duplex is located. Because the design of the
home is a mansard roof, the two stories are not as imposing' as if the
design had a tall gable roof.
This proposed addition most certainly does not fall under the title of
another Aspen Monster Home. It will make the duplex very livable for a
family interested in contributing to life in Aspen.

Proposed Duplex for 1225 Snowbunny Lane
Dear Amy,
As we discussed in our pre-application meeting on June 20, we believe
we have complied with all of the Ordinance 30 Residential Design
Standards except forone. That is the Building Orientation, Item 1-a, which
states that... On curvilinear streets the principal mass of all buildings must
be tangent to the midpoint to the arc.
In our pre-application review, we expiained that this lot has some unique
constraints that prevent compliance with this standard in any reasonable
fashion, First of all, not only does the lot have a curvilinear street front, but
it narrows at the back in the approximate shape of a pie wedge which
severely restricts the orientation options for a residence, particularly a
duplex. Then there is the fact that the lot contains a significant amount of
mature trees and flowering bushes, which we have done our best to
preserve as much of as possible. Please refer to the colored site map
enclosed.
The orientation that we propose is essentially parallel to the northerly
property boundary, thus offering full south solar access to the front
( street) facade of the duplex. We feel it is unfortunate that the FAR
restriction on Ordinance 30, item 1, Voiume, prevents any gable-end
glazing above 9 feet which could enhance soiar access, even though
the "primary mass" has been well broken up in this design, This orientation
also echoes the diagonal relationship to the street of the neighboring
residences to the west. As you can see on the enclosed neighborhood
map, all of the adjacent residences are situated on a diagonal to the
street, thus establishing a neighborhood character precedent for this
project,
Furthermore, with the diagonal orientation to the street combined with
the screening effect of the extensive lilac hedge, the garage doors are
practically invisible to passersby, Also, with the deep indentation of the

garage doors in relation to the principal facade of the duplex units, any
vehicles parked in front of the garages will be screened from view along
the majority of the street frontage,
In summary, we believe the proposed design and site orientation is in
character with theexisting neighborhood and certainly complies with the
spirit and intent of Ordinance 30, Therefore, we respectfully request that
you recommend to the Design Review Appeals Board that a variance be
granted for this project.
We have enclosed eight copies of the site plan, floor plans and elevations
as you requested, pius a neighborhood plan, colored illustrative site plan
and photo-montage board of the neighboring houses, We appreciate
your cooperation in this matter and will be glad to provide any further
information that you may deem appropriate for consideration of our

lilacs that surround the Snowbunny site.
Eve Homeyer and Sally Simon;planted the hedge of
lilacs in the early sixties. The individual plants have grown
into a wonderful hedge that creates privacy for your site
but also an outstanding display of lilacs each June. We
think they are a significant asset to the neighborhood.
