Mill St. Aspen, Colorado 81611 RE: Application for connecting to adjacent retail space. The Ute Mountaineer would like to add a connection at the second story level to the existing retail space @ 407 E. Hyman. This is a very , small project. The connector will add 12 square feet of floor area to the Ute Mountaineer -and none to 407 E. Hyman. The connector will , span an 18" space between the buildings (part of Ute Lot) known affectionately as "Smeg Alley". The construction is set back approx. 47' from Mill Street and will not be visible from the pedestrian street. To access the connector, a new stair will be built inside the existing Ute retailspace and a small retail area will replace existing storage at the second floor of the Ute. 191 sq. ft. of Net Leaseable Area from the existing Ute basement will be converted to storage so * there will be no gain in leaseable area. The connector shall be ~ constructed with,1 1/2 hour rated fire doors w/ auto-closure devices. This was the same assembly require'd when the Ute connected to the space at 306 Mill St. a few years back.
