APPLICANT and CITY agree that because of the size, nature or scope of the proposed project, it is not possible at this time to ascertain the full extent of the costs involved in processing the application. It is presently being used as retail space on both upper floors by a single tenant. With storage and rest rooms being used in the basement level. The building has been approved for use as a Restaurant on the third floor and a Bar / Lounge which has in place a State of Colorado Liquor License. Note that all restaurant hoods, Make up Air unit and required ductwork is still in place for future use as a Restaurant. The dining area was converted by permit into retail space but the kitchen area was left as is. Prior HPC approvals exist for an extensive exterior face lift / renovation which was completed in 2005. This work included the addition and deletion of several windows and doors on both levels. Wood siding and stone veneer was used over the existing Stucco exterior surfaces to obtain a new look which was desired by the Manrico Cashmere company for the retail store and Restaurant. PROPOSAL: (description of proposed buildings, uses, modifications, etc.) The building use is to remain the same, except Manrico will be vacating. M&W properties has taken over the Lease for the building and is attempting to lease out the main level as potentially 1 to 3 separate retail spaces and the restaurant on the second level. Thusly they would like to do the following cosmetic work that will involve resizing windows, relocating windows and adding two doors including all of the structural and cosmetic work required to do said work per the following list, which is also indicated on the elevations submitted with this application.
